The Directors of Waverley Resorts have performed and used extensively professional property management services in the Central Florida area. So our knowledge and experience allow us to specialize in helping all our home buyers on Waverley achieve as high as possible occupancy. We differ from all developers in the Short Term Rental market, because we have committed to create our own Waverley Resorts property management company solely responsible for this community. This means that on the day you sign contracts we will be working behind the scenes to start our rental program off. There are a number of ways that we will achieve this and they are:-

  • Using Internet campaigns both in Europe and the US to drive traffic to our rental management web site. This will include pay per click advertising on search engines
  • We are in talks with some house hold names known for there resort rental programs, and as and when we are in a position to release this information we will be informing all home owners and potential buyers by e-mail.
  • Forging deals with other property management companies to get surpluses bookings from them in medium and High seasons, when there simply isn't enough quality homes to service demand.

So what will our services include:

  1. Advertising in international newspapers, magazines, Internet and other media at no cost to you
  2. Listing your property on a detailed property rental portals and our own web sites.
  3. Qualifying prospective tenants by credit checks, employment verification, and evictions (we do complete eviction background checks for long term rentals only).
  4. For short term rentals deposits will be held and full payment up front will be taken.
  5. If you require your own separate web site to help promote your own home then we can do this for you with a small charge.
  6. Rent collection on your property with monthly statements and year-end tax summation
  7. Securing registration with the State of Florida tax authorities.
  8. Obtaining a hotel/motel license.
  9. Arranging for all utilities, including water and electricity to be connected and deposits to be paid.
  10. Arranging cable TV and telephone service to be connected.
  11. Ensuring that home furnishings and equipment are installed and inventoried.
  12. Ensuring bills are paid.
  13. Arranging for pool, garden and pest control service on a regular basis.
  14. Arranging for the property to be completely cleaned, bed linens washed and changed and toilets sanitized after each rental party vacates.
  15. Managing and maintaining a reservation system for the property.
  16. Providing 24-hour emergency services.
  17. Providing check-in facilities for guests as required by Florida law.
  18. Arranging for ongoing maintenance and for any necessary repairs or renovations.

We handle maintenance on your investment with 24-hour, 7-day emergency telephone service. We also contract with licensed vendors to give you a discount due to the volume we handle. Fees are reasonable and only charged when your property is occupied, and we also guarantee our tenants.

The management company will be members of NAR, FAR, Local Board and NARPM. All of our years of experience and combined knowledge of the market give us an edge on our competitors. All our staff will be highly trained and registered with the state of Florida.

Waverley Resorts Property Management will have its own Home Owners Association and this will be handled by the property management company, which include the following services:-

* Assist Board & Officers in their duties
* Attendance at Board & Membership Meetings with complete Management Report
* Regular On-site Property Inspections
* Computerized Roster of Owners
* Full Service Accounting
* Lien filing on Unpaid Assessment Collection
* Monthly & Annual Fee Collection per Contract
* Experienced Vendors that are Licensed and Bonded
* Keep Association advised of all relevant Florida Statutes

Our total turnkey solution, were you purchase the home from us and then this continues right into property management. If you want to as this is no compulsory, but we aim to provide a breath of fresh air and peace of mind to those who have heard all sorts of horror stories often reported incorrectly! These dishonest company have somewhat ruined the reputation of hard working other management companies in the area, so this is why Waverley Resorts decided to create our own property management company that will be backed by the developer.

We will not promise you to be the cheapest, but we will be the best and most knowledgeable from both the US and European rental side. We will not promise you to keep your home full all the time (we will try). We will not promise you will have no problems with your home. What we will promise is to be honest, and to look after your home like it was our own. We will promise that you will be able to sleep sound at night, in the knowledge that you have a solid, dependable, reliable, honest and trustworthy team on the spot, taking care of your home.
